Have you been thinking about selling a lot? Well, you might think again because lots, unless absolutely top of the line, or incredibly unique, are a tough sell at the moment. Here’s why: Imagine that you are thinking about building your dream home in a gated subdivision where a 15,000 sq ft. lot costs $125,000, and the cost of building is a modest 200 bucks a square foot for a 3,500 sq. ft. house. When you do the math it comes out to $825,000. Now, because the market is softer than in pre-Katrina days, you can now buy an almost new 3,500 sq. ft. home in the same subdivision for $725,000. How do you like the 100K you have just saved?

In the boom days when lots were flying and houses were popping up all over the place, and sales roared along at a furious clip, buying a lot made sense…and many looked to be great investment opportunities in fast moving areas.  No now.  If you own a lot, you might give strong consideration to keeping it for a while, say until the market recovers.



Looking for a rent?

Because I’m a real estate agent I get requests to help people find rents with great regularity.  If you go through an agent, that agent can look for rents in the MLS, and any site that advertises rental property, and the renter will pay a fee for the services of an agent.  If you are out of town, using an agent makes sense…they are your eyes and ears, and you get to stay where you are minus the hassle of coming to town.  So, if you’re out of town or physically unable to look for your self, use an agent…but if you have a car and a bit of time, I suggest that you go to the neighborhood in which you want to live, and look around.  There are always For Rent signs to be found in every neighborhood…so, when you want to find a rent…go to the neighborhood you like, and look yourself!
